Beautiful property! Nice tour but being denied shouldn’t come with such a hassle! I had been emailing and calling a women Miss Perkins whom started the process and she wouldn’t email me back and then when she finally did she never answered any of my questions only knew we were denied from a email from a third party! Even to just verify what I was seeing was correct she couldn’t do that. Very unprofessional and unnecessary! We are grown ups if I’m denied I have to try something else but to string me along!

In 1.5 yrs this apt complex has had 2 property manager turnovers. It takes managment months to complete paperwork and they treat residents very unprofessional. I requested a copy of new lease and Mary asked, "Well what would u do if i couldnt get a copy of ur lease? Can you provide other documentation?" Why wouldnt a property manager be able to print a new copy of updated lease for school registration?
Condescending tones, to flat out asking residents to lie abt neglience caused by the apartment complex but not limited to gaslighting residents and guests over parking. Mary walked a resident out to the guest parking and told her, "if u just park here u won't get towed!" The young lady explained that is exactly where her and her mother had parked and still got towed. Mary said she couldnt do anything to help her. Mary could have called Duff's towing to have them release the car but didn't offer to call.
Towing when parked in the designated spot shouldnt happen but happens frequently. We were able to get them to return the car twice, but it took involving corporate. We did Not pay for the wrongful towing either time. When i asked Mary where the after hours guests are allowed to park, she pointed to the road leading in to the complex(which prohibts parking there). She said she was informed by the former management that we are not to have after hours guests, that privilege had been revoked. The lease fails to mention not being allowed after hours guests nor were any memos sent to let the residents know this.
Electicity bill was over $450 in june heatwave due to av valves not turned ON. Mary stated the complex reserves the right to turn on the valves at their discrestion. Ac broke 6/14/24.Behind the panal was black stuff covering everything. Had to wait an additional month to get a window unit for my two bedroom.
Pests thrive in these units. The vacant unit next door was left with food in freezer and fridge from xmas 2023 til june2024(heatwave). The smell and bugs presented a problem in rest of building.
Involving corporate does not help.
The pool has such limited hours and if u are behind at all on ur rent, u will be denied the use of amenities and lose ur garage privileges. The business center consists of asking the front desk to print document for the residents. The email address to send documents to will vary.
There is trash on the property and the buildings need the stairwells and floors cleaned. Screens are missing off some of the windows in halls. The fire alarm has finally been fixed after months. While the units are big, u hear everything. The fixtures are outdated and the windows due little to block the elements.
The security guard does little to help de esculate situations and the non emergency # makes it clear they cant do anything.

Rental license expired on 7/17/2024. Under Maryland Consumer Debts collection act states
"If a landlord does not have a valid rental license, the landlord cannot make any effort to collect rent for the period they were unlicensed regardless of whether the landlord has subsequently obtained a license.
Prohibited collections include:
Providing late notices, charging late fees, sending letters, phone calls, text or otherwise asking for payment, reporting a credit reporting agency, filing collection lawsuit or an action to evict the tenent for unpaid rent.

-0/10! My guest and my car was towed twice this month! Supposedly there was a new parking sticker that was supposed to be given out to residents but Absolutely NO Notice was given! Now the office will not credit me my money due to THEIR Negligence! Corporate is no help either! I called every single day for the past 2 weeks and have YET to speak with someone regarding my situation! Humphrey management y’all really need to do better! Y’all reply to reviews but don’t follow up in REAL life! Stop faking online! Prospects read between the lines!

Hot water has been off for OVER 3 weeks and the issue have not been fixed or we haven’t been offered any alternatives. Would not recommend if you value timeliness and consideration cause they obviously don’t care about their tenants!

As a resident of the community for 5 years this place has its up’s and down. It’s a cute property tucked away in a growing but still ghetto part of Maryland. Close to the metro, two fire departments and Andrews Airforce Base. I have no intel on the Senior Living Facility but the residents are generally respectful.

PROS- MODERATELY SAFE (the security cameras do work and I believe there is roving security present; however there have been car break ins), PARTIALLY GATED (you can only drive in and out one way) FAIRLY CLEAN (They clean the grounds at least 2x a week, trash pickup is 2x per week, landscaping occurs about quarterly). SLIGHTLY KID FRIENDLY🤷🏾‍♀️. (The “park” is pretty dated and I can understand why they become bored, which leads them to play on the hills which also isn’t permitted 🤔Never witnessed or heard of a child being harmed here while playing or traveling to or from school) They also provided bags to pick up after your dog at a time.

CONS- PREDATORY PARKING PRACTICES. (Unfortunately this is the norm in Maryland and Virginia. This complex contracts at least 2 separate companies to tow cars. There is one for the Main Street Windsor Crossing BLVD and one for the private parking areas. Essentially if you’re parked without a pass from the Senior Living Facility on Windsor Crossing Blvd after 10 pm you can be towed. Parking passes are also mandatory in the private areas. Once your vehicle is on the tow it’s $175.00 to get it back even if it hasn’t moved an inch down the road)
HORRIBLE CUSTOMER SERVICE . (The staff are rarely in office and if they are the sign often is often turned to closed. If you do happen to catch them, they regard you as if you are pestering them. Today I came home to a fallen tree in front of my home and came to inquire about what happened and how/when it was being rectified. The young lady at the desk snidely replied it fell as if I couldn’t see a whole tree. I had to pry to find out if removal would occurs sooner than later despite it being in front of my home. Ms. CJ is pretty professional but the rest of her staff needs serious training. It’s rarely a pleasant experience) FACILITIES ARE MID (The gym is barely functional. The pool is rarely open. The park is dated. But they keep it clean so 🤷🏾‍♀️.

CJ and Mr. Jackson are the best hands down without them Lord only knows. I been a resident here for 7 years and them two provide the best customer service and maintenance. The grounds are kept up nicely. Keep up the great work.

The place is nice and quite but their office personnel do not have a clue what customer service means, no professionalism, rude and nasty. You have to escalate it to the corporate office to get something fix. To get a parking sticker you must proof your car is registered under your name, proof of insurance and must match the address here, They don’t offer visitor parking passes to get one you must get it while office is open.
